Jennifer and I are currently house-hunting, and have even made an offer on a home that is about 1/4 mile from school, meaning I could easily walk to work on nice days. We are finding that we have picked a good time to hunt for a house (because of the weak market and pretty low interest rates). We ask your prayers, and even friendly advice if you have it (I know that Chad recently bought a house).

A. Take your time.
Make sure you have an agent that 1. works hard for you, 2. knows exactly what your looking for, and 3. Isn’t pushy and doesn’t get impatient because you are doing A.
B. If it’s an older house, get an inspector that is also a structural engineer (err, not sure if that’s their title, but it’s something like that).
C. I don’t think you’ll regret getting something very close to work (awesome) or near a bus line that takes you near work (if you have public transp.).
D. Have a Per Christum Open House.

Thanks for the advice!
Our Realtor is working hard for us, and has encouraged us, but also warned us about problematic houses/aspects of houses. The one we currently have a bid on is his favorite and ours. We will likely have an inspector checking it out soon.
Yeah, being close to work is nice. I can walk it in about 6 minutes (timed it!), and can drive it in about 30 seconds. A PC open house sounds great!

By less house than you can afford with more down-payment than they ask.
Pay your mortgage bi-weekly (every two weeks - you don’t have to pay for that service though firms will try to sell it to you - just work it out with your lender for free) and add an extra $10 per payment - you will build equity so much quicker, and shave years off your loan.

The sellers just accepted our offer, and we will be getting financing next week (we are pre-qualified, so it shouldn’t be a problem). We hope to be moving in my the mid-summer! Now it is just a matter of dealing with all the headaches like closing costs, etc.
